Save Money - Reduce Maintenance - Protect Your Investment 

Petroleum products are murder on asphalt. Oil leaks from automobiles will soften asphalt shortening its life cycle. Coating the asphalt with a sealant helps to fill the porous areas of the asphalt, which makes it resistant to petroleum products and other damaging elements. 

Because it is more resistant to liquids, sealing the pavement also provides a barrier to natures elements. It extends the life of the pavement by sealing off cracks that rain would otherwise travel through. Eventually, and much quicker than many believe, erosion from rain causes the cracks to become larger and larger leading to failure of the pavement. In addition, sealing also helps slow down the process of oxidation. Oxygen causes the asphalt to become brittle and break away easier. It also helps to make the surface of the asphalt much more uniform. 

Slows oxidation and water penetration. Exposure to oxygen hardens asphalt bingers and results in a brittle pavement surface that soon cracks. These cracks permit water to penetrate into the sub base, weakening it and reducing pavement strength. This in turn leads to more cracks, which can eventually expand and become potholes. Seal coats fill surface voids, reducing exposure to oxygen and water and prolonging pavement life. 

Another harmful element of nature is the utraviolet rays from the sun that break down the carbonic bonding nature of asphalt. Sealing the pavement helps to fend off the effects of the suns rays. 

Although less expensive than concrete paving, asphalt paving is still a major expense. Maintaining regular sealings of the paved area will protect your investment, and make the need for repaving every few years much less likely. Furthermore, regular sealing will maintain the appearance of the asphalt, refreshing its newly laid appearance.

With this certification, C & R Asphalt, LLC is able to offer a 3 year limited warranty on most applications of “Jennite” sealcoating. There are certain application criteria to meet to be able to offer this warranty.

Which seal coat is right for me? 

Like all pavement maintenance products, picking the right seal coat material and process for your unique requirements is critical. The amount of traffic, image you desire, time available for application, and many other factors are critical in determining which sealcoating system is right for you.

Sealer Products Available:

Tarconite - Tarconite® is a concentrated refined coal tar emulsion specifically formulated as a weather protective, gas and oil resistant coating over bituminous pavements of airports, parking lots and driveways.

Jennite - Jennite® is a premium quality, high solids pavement sealer composed of refined resin binder into which fuel and oil-resistant, high molecular weight rubber is hot-blended prior to emulsifying in a water/clay slurry. Longest lasting sealcoating on the market, and lowest lifetime cost. Jennite's® unique formula:

a. Allows it to be applied at full strength without dilution. 
b. Minimizes water absorption and the deadly effects of sunlight. 
c. Seals out gasoline and oils, which harm your pavement's strength and performance. 
d. Seals in the asphalt binder, which is the key to your pavement living a long, useful life. 

Jennite was the first pavement coating created way back in 1938. Of course, it has undergone continual refinement but the competition hasn't caught up yet. Sealcoat Application

Sealcoat application methods include either or a combination of the following:

Hand Brush
Hand Squeegee
Professional Spray
Professional Spray Bar – for large parking lots and farm roads/subdivisions

Areas adjacent to concrete/brick surfaces are hand edged first and the remainder is professionally sprayed. Spraying technique gives the most even coverage and therefore a more uniform wear pattern. It also leaves a pattern free initial surface.

C & R Asphalt, LLC purchases sealcoat in tanker truck loads to maximize discounts and lower freight costs. We keep the sealcoat in storage tanks inside of our warehouse. These tanks have powered mixers built-in to keep the sealcoat stabilized fresh from the factory. We use special sand that is tested and factory approved for mixing with our sealcoat. (Using less costly sand that may not mix totally with our sealcoat can cause premature washing away of the sand and therefore a slippery surface.

C & R Asphalt, LLC operate their own expert striping crews and does not sublet striping to outside vendors. We use only Sherman Williams Professional Grade Striping Paint in either latex or vinyl chloride (rubberized oil based) striping paints, depending on temperatures and customer needs.
